What changes the price
Size
Larger shelters cost more in steel, excavation and concrete. Size it for your household with at least 3 square feet per person, but don't pay for space you won't use.
Ground conditions
Caliche, rock or poor access can add time and equipment costs for in-ground and garage floor installs.
Slab and foundation
Above-ground rooms need adequate concrete. If your slab doesn't meet anchoring requirements, a new reinforced pad adds cost.
Options
Electric lid openers (with manual backup), interior lighting, benches, upgraded coatings and finished interiors add to the price.
Permits
Permit fees depend on your city or county.
Possible rebates
Local governments sometimes use FEMA hazard mitigation funding to offer partial rebates for residential safe rooms. These programs open and close, usually require approval before you install, and often require a FEMA P-361-compliant room. Ask Amarillo or your county emergency management office whether anything is currently available.
Comparing quotes
- Is the exact model tested to ICC 500 and FEMA P-361, with documentation?
- Does the price include excavation, concrete, permit and haul-off?
- What capacity is it rated for?
- What's the warranty on the shelter, lid or door, and installation?
- How soon can it be installed? Lead times can be longer in spring.
